Charles J. Schneider, a second-generation architect, began his development efforts in 2003 with a mission statement committed to the adaptive reuse of vacant and derelict properties in Buffalo's downtown core.
Today he is responsible for the revitalization of three unique facilities totaling over 200,000 square feet of office, retail & housing space. A fourth project, renovating another vacant, historic warehouse for a student-housing facility, is underway.
Mr. Schneider's expertise, gained over 25 years as a practicing architect in WNY, has given him a distinct professional advantage for adaptive reuse development projects. His experience in the fields of historic architecture, project delivery, project estimating, construction methods, construction materials, design, scheduling and project management have favorably positioned him to design and construct affordable facilities that are both functional and attractive.
He has been extremely creative with the use of community development incentive programs, having employed NYS Empire Zone benefits, ECIDA Pilot Project benefits, Buffalo Economic Renaissance Corporation financing, and federal and state historic tax credits in order to provide the gap financing required to make these projects viable in Buffalo's challenging market.
His development projects have won awards from the Buffalo Preservation Board, Buffalo Business First and Working for Downtown.
